Constructability review
We walk the drawings and finish schedule with a builder's eye: structural implications, lead times, code issues, and details that look great on paper but fight the trades on site.
Design & Build Consulting
For interior designers, homeowners planning a renovation, and builders who need pre-construction support. We check that the design can actually be built, what it will really cost, and what the permit office will say — before anyone breaks ground.

Where we fit
We walk the drawings and finish schedule with a builder's eye: structural implications, lead times, code issues, and details that look great on paper but fight the trades on site.
A realistic cost range before bids go out, so material and finish selections are made with the number in view instead of discovered in a change order.
Permit guidance, bid leveling, and a single point of contact between designer, owner, and builder so decisions get made once and communicated clearly.
Neither — that's the point. We sit between the two with construction and estimating experience, so we can tell a designer what a detail will cost and tell a builder what the designer actually intended.
Ideally at schematic design, before finishes are locked. A one-hour review at that stage prevents most of the budget surprises that show up at bid time.
Yes. We'll help you scope the renovation, set a realistic budget, decide whether you need an architect or designer, and select the right contractor.
We advise on what will be required, flag code issues early, and coordinate with the contractor of record on submittals so nothing stalls at the permit counter.
Design reviews and preliminary budgets are quoted as a flat fee; ongoing coordination through construction is quoted per project. You'll have the number in writing before we start.
Yes. Design & Build Consulting covers pre-construction; our Project Management service takes over as owner's representative once the build starts.
